Services

Roof coating

Seal roofs with a reflective coating that keeps them dry.

Overview

A roof that sends the sun back

Flat concrete roofs take the full force of Aruba's sun, and every crack lets the next shower in. A reflective elastomeric coating forms a seamless, flexible skin that bridges small cracks and reflects much of the heat, which can help keep the rooms below cooler. It only lasts if the roof underneath is clean, sound and properly primed.

Scope

What's included

Every quote is itemised: you see each part of the job as its own line before anything starts.

  • Cleaning and pressure washing of the roof surface
  • Repair of cracks, seams and joints around drains and fixtures
  • Primer so the coating bonds to the roof
  • Reflective elastomeric coating applied in layers
  • Reinforcing fabric at seams and problem spots where needed
  • A check of the drains so water runs off the roof

Process

How the job runs

  1. Inspection

We walk the roof, check for ponding, cracks and old coatings, and tell you what it needs.

  2. Preparation

Cleaning, crack and seam repair, then primer.

  3. Coating

The coating goes on in layers to the agreed thickness, on dry days only.

  4. Hand-over

A final check together, with photos of each stage in My CJR.

Warranty and limits

Good to know

Leaks
Active leaks are traced first. Coating over a leak hides it; it does not fix it.
Warranty
Up to 6 months on the finish we apply, for cosmetic issues such as peeling, flaking or blistering. It never covers the structure underneath.
Structural cracks
Hairline cracks are filled as part of the prep. Cracks that point to movement in the structure are assessed and referred to a specialist, never priced as cosmetic work.
